Irvine Real Estate Market Update: June 2026

Every month, the numbers tell a slightly different story about where the Irvine market is headed. Here's a breakdown of June 2026 data for both condos and single-family homes in Irvine, compared year-over-year to 2025 and benchmarked against Orange County as a whole.

Single-Family Homes: Prices Cooling, Activity Picking Up

Irvine's single-family segment showed an interesting split in June — prices pulled back while actual sales activity strengthened.

  • Median sales price: $2,074,000 (down 10.8% year-over-year)

  • Price per square foot: $879 (down 6.4%)

  • Homes sold: 77 (up 13.2%)

  • Active listings: 349 (down 16.7%)

  • Average days on market: 32 (down 11.1%, meaning homes are moving faster)

What this means: Fewer homes on the market combined with more homes selling and shorter time on market is a sign of tightening supply, even as the median price adjusted downward. That price dip is worth reading carefully — with fewer, faster sales, the median can shift based on which specific homes closed that month rather than a broad market softening. Compare that to Orange County overall, where single-family median price actually rose 1.4% to $1,470,000, with price per square foot nearly flat (+0.2%).

Condos: Prices Down, Sales Volume Up Sharply

Irvine's condo market told a similar but more pronounced version of the same story.

  • Median sales price: $1,245,000 (down 8.1% year-over-year)

  • Price per square foot: $786 (down 2.7%)

  • Homes sold: 97 (up 27.6% — the strongest gain across either segment)

  • Active listings: 427 (down 2.7%)

  • Average days on market: 36 (up 20.0%, meaning condos are taking longer to sell than a year ago)

What this means: A 27.6% jump in homes sold alongside a slight dip in inventory suggests genuinely strong buyer demand for Irvine condos this June. The longer average days on market (36, up from a shorter pace last year) combined with the price pullback suggests buyers have more room to negotiate than they did a year ago, even in a segment that's clearly moving.

Orange County condos moved in the opposite direction on price, with median sales price up 3.8% to $800,000 and price per square foot up 3.5%, even as OC-wide condo inventory grew slightly (+1.2%).

Irvine vs. Orange County: The Bigger Picture

Two consistent threads stand out across both segments:

  1. Irvine inventory is tightening faster than the county overall. Single-family active listings fell 16.7% in Irvine versus 18.0% countywide, and condo listings fell 2.7% in Irvine versus rising 1.2% countywide — meaning Irvine's shrinking supply is somewhat more Irvine-specific rather than a broad OC trend.

  2. Irvine prices pulled back this cycle while OC as a whole held or gained. Both Irvine segments posted year-over-year price declines (-10.8% single-family, -8.1% condo), while Orange County single-family and condo medians both rose modestly. This is a notable divergence worth watching over the next few reporting periods — it could reflect a temporary shift in which price tiers or neighborhoods transacted in June, rather than a fundamental change in Irvine's long-term value trajectory.

What This Means If You're Buying or Selling in Irvine Right Now

For buyers: The combination of a median price pullback and, in the condo segment, longer days on market suggests more room for negotiation than Irvine buyers have seen in recent cycles — particularly on condos. Single-family homes are moving faster (32 days on average) and inventory is tighter, so well-priced homes in desirable villages are still likely to see competition.

For sellers: Homes sold volume is up meaningfully in both segments (+13.2% single-family, +27.6% condo), which signals real buyer activity even with the median price adjustment. Accurate, data-backed pricing matters more than usual this cycle — overpricing against last year's numbers risks longer time on market, while pricing to current conditions can still move quickly given tightening inventory.
